Gross, to outside face

The stair sits in the same shaft on all three floors: against the left wall, two-flight U stair, 3.50 × 2.40 m. Wet rooms are collected on a single service line — ground-floor WC and kitchen on the left, first-floor bathrooms against the hall wall in the centre band — and all waste leaves through the basement ceiling. The entrance is on the front elevation, where the 1.40 m cantilever of the first floor forms the entrance canopy.

Layout notes

The front door opens into the entry; the guest WC is immediately to the left, so visitors reach it without crossing the living room.
A 2.00 m opening connects the entry to the living room; the stair and the kitchen door are reached from the hall.
A service door links kitchen and living room; the dining table sits in the corner next to the kitchen.
The living room opens to the garden terrace through a 2.70 m sliding door on the rear elevation.

Layout notes

The stair arrives in the hall, which distributes to five doors: bedroom 1, bedroom 2, family bathroom, primary bedroom and the laundry cupboard.
The primary suite takes the rear elevation; the dressing room and en-suite are entered from the bedroom.
The two bathrooms sit back to back in the same band; a single service shaft drops in the hall wall.
The family bathroom is an internal room and needs mechanical ventilation; the en-suite takes a window on the right elevation.

First floor: 10.30 m deep with 1.40 m cantilevers front and rear. The stair void is separated from the hall by a balustrade; the arrow shows the descending direction.

Layout notes

No partitions at all; even the stair shaft is left open and bounded by a balustrade.
With the ground floor set at +0.90, the basement takes daylight through lightwells on three sides.
Waste from the floors above leaves within the basement ceiling void; the space can later be divided for storage, a shelter, a gym or a cinema.
Perimeter walls are 25 cm reinforced concrete, tanked.

Layout decisions

Massing. A 9.60 × 7.50 m ground footprint; the first floor cantilevers 1.40 m front and rear to reach 99 m². The front cantilever becomes the entrance canopy, the rear one covers the terrace.
Stair. For a 3.00 m floor height: 17 risers of 17.6 cm, 28 cm going, 1.15 m flight width, 1.26 m landing. The same shaft on all three floors.
Wet-room line. Ground-floor WC front left, kitchen rear left; both first-floor bathrooms against the hall wall. One shaft carries everything down to the basement.
Orientation. Bedrooms and living room are dual aspect; every room except the family bathroom has daylight.
Walls. Exterior walls are drawn at 25 cm, internal partitions at 10 cm; dimensions are clear internal face to face.
