Gross, to outside face
The stair sits in the same shaft on all three floors: against the left wall, two-flight U stair, 3.50 × 2.40 m. Wet rooms are collected on a single service line — ground-floor WC and kitchen on the left, first-floor bathrooms against the hall wall in the centre band — and all waste leaves through the basement ceiling. The entrance is on the front elevation, where the 1.40 m cantilever of the first floor forms the entrance canopy.

Layout decisions
Massing. A 9.60 × 7.50 m ground footprint; the first floor cantilevers 1.40 m front and rear to reach 99 m². The front cantilever becomes the entrance canopy, the rear one covers the terrace.
Stair. For a 3.00 m floor height: 17 risers of 17.6 cm, 28 cm going, 1.15 m flight width, 1.26 m landing. The same shaft on all three floors.
Wet-room line. Ground-floor WC front left, kitchen rear left; both first-floor bathrooms against the hall wall. One shaft carries everything down to the basement.
Orientation. Bedrooms and living room are dual aspect; every room except the family bathroom has daylight.
Walls. Exterior walls are drawn at 25 cm, internal partitions at 10 cm; dimensions are clear internal face to face.
