How it works

Draw your plot

Trace your land on the satellite map or type the address. We derive sun path, climate zone, degree-days, seismic hazard where public data exists, prevailing wind, slope and river-flood risk from open datasets.

Answer the questions

Storeys, bedrooms, kitchen type, garage, outdoor space, household, accessibility needs, style and budget band. Six to nine minutes on your phone.

Get concept layouts

A rule-based layout engine, not a chatbot, produces 2–3 layouts: stairs stacked, wet rooms on one shaft, corridors and doors at usable widths. Every layout is checked against a written rule list.

See it

AI-generated concept visuals of the exterior and key rooms, derived from your layout and labelled as concept visuals.

Download the pack as PDF, metric or imperial, A4 or Letter, or send it to your designer or builder with one click.

What you get

  • Design brief: programme, priorities, adjacencies, constraints, in plain language and as data your designer can import.
  • 2–3 concept layouts with room areas in m² and sq ft, wall, door and window positions, stair block.

What it is not

  • Not a permit set. Not construction drawings, not engineering. Nothing here replaces a licensed professional.
  • Not a 3D modelling tool. If you want to move walls yourself, use a floor-plan editor. We give you the brief and the starting layouts.
  • Not a subscription. You pay once per pack.

Questions

Is this an AI that draws my house?

No. A rule-based layout engine produces the layouts and checks them against a written rule list. AI is used to interpret your answers into a brief and to generate concept visuals from the layout. The visuals are labelled as AI-generated concept visuals and may differ from the layout.

Can I submit this for a building permit?

No. It is not a permit set. Your designer or builder produces the permit documents required in your jurisdiction.

Do you know my local zoning rules?

No. You enter the limits you know (storeys, coverage, setbacks, height) and we respect them in the layouts. Verify with your local authority.

Where does the site data come from?

Open datasets: Köppen-Geiger climate maps (Beck et al. 2023), Open-Meteo climate data, USGS and ESHM20 seismic hazard models, Global Wind Atlas, Copernicus DEM, JRC global flood hazard maps. Sources and licences are listed on every site sheet.

Who owns the output?

You receive a licence to use the pack for your project. AI-generated content may not be protected by copyright in your country; we make no copyright warranty.

Where is my data stored?

In the European Union. AI processing runs in EU regions. You can delete your account and data at any time.

Refunds?

If the layouts fail our own rule check or the visuals are unusable after three re-generations, you get a full refund within 14 days.
